Scope

What the work includes

Zoning and setbacks

Checked with the municipality before design, so the plan is buildable where you want it.

Foundation

Footings and walls poured to match the existing structure and frost depth.

Roofline integration

Tied in so the addition reads as original, not appended.

Structural tie-in

Existing walls opened and headered with engineering where the load changes.

Mechanicals extended

HVAC capacity, electrical service, and plumbing verified before the space is added.

Exterior match

Siding, brick, and trim sourced to blend with what is already on the house.

Family room addition built onto the back of the house, open to the kitchen
Vaulted room addition framed and finished by Custom Edge RemodelingHow we approach it

It should not look like an addition.

The tell on a bad addition is always the roofline or the siding seam. We start with zoning and the existing structure, design the tie-in first, and confirm the furnace and panel can actually serve the new space before we frame it.

  • Zoning and setback confirmed before design
  • HVAC and electrical capacity verified up front
  • Roof and siding tie-in detailed in the drawings
  • House kept weather tight through the connection
Common questions

What homeowners ask first.

Anything not answered here, call Tim directly at 313.236.0985.

How long before we can start?

Design and permitting run 6 to 12 weeks depending on the municipality. Construction follows that.

Will the house be open to weather?

Only briefly, and controlled. We frame and dry in the addition before cutting the connection.

Can you match the existing brick?

Usually close, rarely exact on an older home. We show you samples before committing, and sometimes recommend a deliberate transition instead.

Does an addition need new HVAC?

Not always. We run the load calculation first and tell you whether the existing system can carry it.
