How We Work

Seven Phases, Nothing Improvised.

You will know what happens next, who is in your house, and what it costs before we start. Here is the whole sequence, start to finish.

Truth, then clarity, then understanding.

Trust follows on its own. Each phase below ends with something in your hands: a number, a drawing, a schedule, or a finished room.

Day one · 30 minutes, on the phone

We Listen First

Before anything gets quoted, we want to understand what is actually wrong with the space and what you want it to do. We will tell you on this call if your budget and your plan are not in the same room yet. That conversation is easier now than after a contract.

What you leave with

A rough order-of-magnitude range for work like yours, and an honest yes or no on whether we are the right builder for it.

Within a week · 60 to 90 minutes, at your house

Site Walk And Measure

The owner walks the job, not a salesperson. We measure, open panels where we can, look at the mechanicals, the framing, the grade outside, and the age of the systems you are building on top of. In older Metro Detroit homes, this is where most of the real budget lives.

What you leave with

A verbal read on what we found, including anything we think you should fix while the walls are open.

After the walk · a week or two

Design And Selections

Before we put a price on it, the layout gets worked out on paper. Tim draws the options himself, then sits down with you on finishes, fixtures, and materials so the look is settled early. Getting this right first is what makes the price that follows accurate instead of a guess.

What you leave with

A layout you have signed off on and a selections list for the main finishes, so the written scope and price reflect the real job.

Three to five business days later

A Written Scope And A Real Price

Line by line: what is included, what is excluded, the allowances for the selections you have not made yet, and where the number could move and why. If we are carrying a contingency for something behind a wall, you will see it named, not buried.

What you leave with

A written scope of work, an itemized price, and a draw schedule tied to completed phases.

Our standard

We stand behind the range we give you on day one. Changes come from your decisions or from conditions we could not see.

Two to six weeks · varies by municipality

Plans, Permits, And Selections

We handle the drawings, the engineering when a structural change needs it, and the permit submittal with your city. While that clock runs, you make selections against the allowances in your scope, so nothing stalls the schedule once demolition starts.

What you leave with

Approved permits in your address, a selections list with dates each decision is needed by, and a start date.

Three to sixteen weeks · depends on scope

We Build It

We protect adjacent finished surfaces before demolition begins. Dust containment goes up, floors get covered, and the crew works to a posted schedule with inspections booked in advance. You get a weekly update whether or not there is news, and one person to call.

Site

Cleaned at the end of every working day. Tools and materials stored, not scattered.

Crew

Our own carpenters, plus licensed trades we have used for years. You will know the names.

Changes

Priced and signed before the work happens. Never discovered on the final invoice.

Final week, and the year after

Walkthrough And Warranty

We walk the finished space together and write the punch list down in front of you. Nothing gets called done because the calendar says so. After you move back in, we come back for anything that settles, moves, or was missed.

What you leave with

A closed punch list, final inspection sign-offs, warranty paperwork, and manuals for everything installed.

Quote Before We Look

A price given over the phone without seeing the house is a guess you pay for later.

Work Without Permits

Unpermitted work follows the house to closing. We pull what the code requires, every time.

Start Six Jobs At Once

We take on what our crews can actually staff, so your site is not empty for two weeks.

Hide A Problem

If we find rot, a bad splice, or a failed footing, you hear about it the day we find it.

What A Schedule Really Looks Like

Bathroom 2–3 weeks 3–5 weeks Tile lead times and the condition of the subfloor once the tub comes out.
Basement Finishing 3–5 weeks 6–10 weeks Egress cutting, moisture correction, and how much mechanical rerouting the layout needs.
Kitchen 4–7 weeks 5–9 weeks Cabinetry lead time, and whether a wall is coming out with a beam going in.
Addition 8–14 weeks 12–20 weeks Engineering, zoning review, and pouring foundations around Michigan frost dates.
Whole-Home 6–12 weeks 16–30 weeks Whether you stay in the house, which forces us to phase the work room by room.

These are the ranges our own finished jobs actually landed in, not best-case marketing numbers. Your scope gets its own dated schedule before we start.
