Kitchen Remodeling in Novi

Novi is the newest city we work in. Its median house dates to 1995, and four in ten were built between 1990 and 2009. Those kitchens are already open and already have an island. They are also twenty to thirty years old, which is a different job than the one we do in Royal Oak.

The housing stock

What We Find Behind Novi Kitchen Walls

Novi's median house dates to 1995, which makes it a different remodel from anywhere else on our map.

2000s Subdivisions

The largest single group in Novi. Nine foot ceilings, a big island, a corner sink and a desk nook nobody has used in fifteen years. The layout is usually sound. The finishes are twenty years old.

1990s Subdivisions

Nearly a fifth of the city. The great room plan arrives here, so the kitchen already opens to a two story family room and the wall you would take out somewhere else does not exist.

1970s and 1980s Stock

About a third of the city, mostly on the older side of town. Closer to the Troy pattern, with a closed kitchen and a peninsula in the way.

Condominiums and Attached Homes

Novi own master plan says roughly half its housing is one unit detached and over forty percent is higher density. If you are in an attached home, the association gets a say before we do.

Six Things Novi Kitchens Have in Common

None of these are surprises. They are what decides the number on a Novi kitchen.

The Wall Is Usually Already Gone

In the 1990s and 2000s stock the kitchen already opens to the family room. That removes the single biggest cost line in most of our other cities, and it means your budget buys cabinetry and counters instead of a beam.

The Island Is There, It Is Just Wrong

Oversized, square, and placed for the builder convenience rather than yours. Reworking an island is a plumbing and electrical job more than a carpentry one, which surprises people.

The Desk Nook

Standard equipment in the 2000s builds and dead space now. It is the easiest square footage to reclaim in a Novi kitchen and it usually becomes a pantry or a coffee station.

Your Association Probably Has a Say

Over forty percent of Novi housing is condominium or multi unit. Even interior work often needs association sign off, and we would rather know that on the walkthrough than three weeks in.

Permit Fees Are Published and Cheap

Novi publishes an itemized fee schedule. Forty dollars for the residential alteration application, thirty for plan review, thirty-five for each of the electrical, mechanical and plumbing applications, forty-five per inspection. Very few cities put the numbers in writing like this.

Somebody Has to Be Home

For a renovation in an occupied house, Novi requires an adult over eighteen to be there to meet the inspector. We schedule inspections with you rather than around you.

Permits and inspections

We Pull the Permit, You Do Not

In Novi it is the Community Development Department on Ten Mile Road, not a building department, which trips people up on the phone. Electrical, mechanical and plumbing each require a separate permit, and the contractor pulling them has to be registered with the City of Novi. We are. Drawings go in as two copies showing floor plans, room dimensions, finishes and ceiling heights.

  • Residential alteration permit filed with Community Development
  • Two copies of drawings submitted, ceiling heights included
  • Electrical, mechanical and plumbing permits pulled separately
  • City of Novi contractor registration current before we apply
  • Inspections scheduled with you so somebody is home to meet the inspector

A Novi permit goes invalid if the work does not start within a hundred and eighty days. We do not pull a permit until the schedule is real.

Cost

What a Kitchen Remodel Costs in Novi

Most of our kitchens run $50,000 to $70,000. Novi's median sale price is around $548,000, the highest of any city on our map outside Birmingham and Bloomfield, which puts a mid-range kitchen at roughly eleven percent of the house. Novi kitchens tend to land in the middle of our range, and the reason is structural, or rather the absence of it. When the wall is already open and the plumbing is already where you want it, the money goes into cabinetry, counters, lighting and appliances. That is a better place for it.

What we build here

What We Build in a Novi Kitchen

A Bar or Kitchenette Downstairs

Novi basements are the tallest we work in. If the basement is on the list, the trades overlap with the kitchen and the timing works out.

The Full Kitchen

Layout, cabinetry, counters, electrical, plumbing, ventilation, floors and trim. Eight to twelve weeks, four trades, one schedule.

The Powder Room Next Door

Usually just off the kitchen in a 2000s plan, and usually on the same drain. Cheaper done together than a year apart.

Bumping Out for the Kitchen

Rarely needed in Novi. The footprint is generally already there, which is why we price the reconfiguration first.

Taking Out the Wall

Less common here than anywhere else we work, but the older side of town still has closed kitchens. Beam, posts, load path to the footing, permitted and inspected.

The 1990s houses are hitting the age where the kitchen, the baths and the floors all come due at once.

Common questions

Novi Homeowners Ask Us This

Anything not answered here, call Tim directly at 313.236.0985.

My kitchen is already open. What is there to remodel?

Cabinetry, counters, the island, lighting, ventilation and floors. In a 2000s Novi house the layout is usually sound and the finishes are twenty years old. That is a cheaper project than an open concept conversion, not a smaller one.

Do I need my association approval?

Very likely. Over forty percent of Novi housing is attached or multi unit. We ask about it on the walkthrough, because the association timeline can run longer than the city one.

Can I do something about the desk nook?

Yes, and almost everyone does. It usually becomes a pantry, a coffee station or extra counter. It is the easiest square footage to reclaim in a Novi kitchen.

What are the permit fees?

Novi publishes them. Forty dollars for the alteration application, thirty for plan review, thirty-five for each trade application, forty-five per inspection. They are part of your fixed price, not a surprise at the end.

Is my contractor registered with Novi?

Ours is. Novi requires the contractor pulling the permit to be registered with the city, at fifteen dollars per license type. It is worth asking anyone else you are considering.

How long does a Novi kitchen take?

Eight to twelve weeks from permit to final. Novi does not publish a review turnaround for alterations, so we do not quote one. Ignore any contractor who cites a seven month figure for Novi, because that is commercial site plan review and has nothing to do with your kitchen.
