West Bloomfield is a township, not a city, and it is the lake township of Oakland County. More than two dozen lakes sit inside its borders, including Cass Lake, the largest in the county. Over seventy percent of the housing here went up after 1970, which means most of it is now at the age where the kitchen, the baths and the mechanicals all come due at once.
Request a walkthrough →Four kinds of house cover most of the township, and which one you own changes the entire scope conversation.
The first big wave, and one of the two largest blocks in the township. Sound structures with dated systems. Original kitchens, original baths, and panels sized for a 1975 house rather than a 2026 one.
The other large block. Bigger footprints, oak cabinetry, closed kitchens and peninsulas. This is the stock where opening the plan makes the most visible difference.
Nine foot ceilings, great rooms and kitchens already half open. The work here is finish level and systems, not structure.
The township master plan is blunt about this: lakefront lots developed first, as weekend cottages on small parcels, and those cottages were later enlarged for year-round living. It means mixed-era framing, small lots and additions built onto original structure. We open the seam early rather than late.
None of these are surprises to us. They are the things that decide what a West Bloomfield project actually costs.
West Bloomfield publishes a plain list of what needs a building permit, and kitchen remodels and finished basements are on it by name. Very few municipalities are that clear, and it means there is no arguing about whether your project is permitted work.
The township protects a twenty-five foot environmental features setback around every lake and watercourse, and clearing next to a lake is generally prohibited. On a lakefront lot this shapes what can be added and where the equipment can stage, so we check it before we draw.
Driveways, patios, walkways and brick pavers need a zoning permit on top of anything else, and that includes tearing out an existing driveway and replacing it in the same footprint. People get caught by that one.
There is no City of West Bloomfield. It has been a charter township since 1982, and Orchard Lake Village, Keego Harbor and Sylvan Lake are separate cities with their own governments, even though they sit right in the middle of it.
Part of the township carries a Bloomfield Hills mailing address in the 48302 ZIP. That does not change who issues your permit. We confirm the jurisdiction from the parcel, not the envelope.
Electrical, plumbing and HVAC alterations each need their own permit alongside the building permit. We pull all of them and schedule every inspection.
West Bloomfield permits go through the Building Division on Walnut Lake Road, inside Planning and Development Services. The township publishes project specific checklists, including one for a Residential Interior Alteration and one for a Residential Basement Finish, and we build the submittal to match rather than guessing. Permitting runs online through the township portal, and our account is already linked.
A new village, Cass Lake Village, incorporated inside the township in August 2026. If your house sits in that canal district, we confirm with the township who issues the permit before we file anything.
West Bloomfield covers roughly thirty square miles, and we work across all of it. If you are on a lake, say so when you call, because it changes what we look at first.
The 1970s and 1980s stock here was poured with usable height. A finished basement is still the cheapest square footage you can add in this township.
See the service →Named directly on the township permit list. In the 1980s houses this usually starts with taking out a peninsula and deciding whether the wall behind it is carrying load.
See the service →Original baths in the 1970s houses and tired builder baths in the 1990s ones. Two different jobs with two different numbers.
See the service →Straightforward on an interior lot, more involved on a lakefront one where the twenty-five foot setback governs what is possible.
See the service →The 1980s closed kitchen is the most common version of this here. Beam, posts, load path to the footing, permitted and inspected.
See the service →A 1975 house is fifty years old. When the wiring, the plumbing and the heating are all due at the same time, doing them together costs less than doing them one at a time.

Yes, and the township says so by name. West Bloomfield lists kitchen remodels directly on its published list of work that requires a building permit, with separate electrical, plumbing and HVAC permits alongside it.
No. It has been a charter township since 1982. Orchard Lake Village, Keego Harbor and Sylvan Lake are separate cities inside or against its borders, and they have their own building departments. We confirm the jurisdiction from your parcel before filing.
Part of the township sits in the 48302 ZIP, which carries a Bloomfield Hills mailing name. Your permit still goes to West Bloomfield Township. The envelope and the jurisdiction are two different things here, and getting it wrong costs a week.
Yes. The township protects a twenty-five foot setback around every lake and watercourse and generally prohibits clearing next to the water. On a lakefront lot we check that before we draw, and it often shapes where an addition can go.
A zoning permit, yes. West Bloomfield requires one for driveways including a tear out and replace in the same footprint, and for patios, walkways and brick pavers. It catches a lot of people.
Yes, and the township publishes a checklist specifically for it. What it costs depends on height, the mechanical layout and whether an egress window is going in.
